Social Impact Loans are large loans for affordable and supportive housing developers, registered charities, and social enterprises. These loans allow the Foundation’s unrestricted assets to create positive change in the community on a large scale. 

Loan applications are discussed by the Foundation’s Social Finance committee, who approaches all applications by assessing the opportunity before assessing the risk – meaning that if even the ‘safest’ possible opportunity was presented to the committee, it would likely be rejected if the impact was minimal. This approach keeps funds available for higher-impact projects.

Application Information

While London Community Foundation aims to be a flexible loan provider to support organizations with a social focus achieve their goals, we have thorough due diligence processes in place that ensure all loans are well-informed and are likely to be repaid.

London Community Foundation supports the development of affordable housing (where rent is capped at 80% of market rate) and supportive housing (where tenants have on-site health and/or social supports). Typically, this comes in the form of a bridge loan to accelerate development while financing is being processed from other sources, such as Build Canada Homes, or historically, Canada Mortgage and Housing Corporation. The loan is then typically repaid once the other financing has been received.

These loans can be used for costs such as, but not limited to:

  • Project planning 
  • Re-zoning 
  • Land acquisition 
  • Site development 
  • Interim construction financing
  • Organization costs
  • Incorporation

While the loans are intended to support organization in London, Middlesex, and the neighbouring First Nations, a limited funds are available to organizations outside the area, subject to their availability. In the past, the Foundation has supported housing projects in Blenheim, Chatham-Kent, Guelph, and Tillsonburg.
